Maintenance Worker – Forty Third Housing Co-op

Position:              Maintenance Worker

Hourly Rate:       $35.12 plus benefits

Work Week:      24 hours, including occasional evening, weekend in case of emergency

Reports to:         Board of Directors through Staff Liaison and/or Manager. Must be able to work unsupervised.

The maintenance worker is a support person to the Co-op. The board of directors expects all of the co-op’s staff members to develop positive relations and maintain communication.

The co-op may at times require the maintenance worker to perform other tasks which fall within the framework of this job description.

The maintenance worker will keep complete confidentiality about the residents and other staff.

Responsibilities

Preventative and routine maintenance

  • Carry out preventative and routine maintenance according to schedules and work orders and legislation. This includes the fire alarm system, electrical system, mechanical systems, entry system, heating, ventilation, drains, doors, locks, monthly fire alarm inspections, pest control, and general care of the
  • Perform unit inspection when directed by the Manager or Staff Liaison
  • Maintain all co-op tools & equipment
  • Work with the Manager and or Staff Liaison to prepare and revise maintenance schedules and procedures

Repairs

  • Respond to work orders and make repairs that involve plumbing, carpentry, locks, painting, drywall, fire doors and windows
  • Advise the manager when there is need of specialized trades people
  • Let trades people into units and other areas and supervise completion of the
  • Inform the coordinator of work that is needed
  • Repair co-op tools and equipment

Grounds

  • Cut grass, trim edges, shovel snow, spread salt, install and remove speed bumps, keep salt bins full, keeping safety and security a high
  • Keep behind garbage bins cleaned, calling for large garbage pickup when
  • Other cleaning duties as required
  • Purchase supplies via the office when required on a need bases up to a maximum spending as approved by the board of directors
  • Pick up or take delivery of maintenance supplies
  • Repair or replace all appliances as needed, as per board of directors approval
  • Receive shipments and give packing slips and/or invoice to the Office Manager
  • Restock maintenance room with inventory and maintain area clear of clutter that may cause hazard
  • Check and maintain inventory records, by having an updated list of all inventory coming in and going out at all times. Deliver a copy of inventory to the office monthly

General

  • Work with the co-op manager and board of directors to prepare tender documents and get quotes
  • Keys available for move ins
  • Retaining and supervising trades people
  • Carry out move-outs/ins and other inspections as needed with the manager
  • Follow emergency procedures when emergencies occur
  • Respond to emergency calls
  • Assist in training the on-call volunteers in building systems and on-call procedures
  • Move appliances and other Submit to the office the serial number , apartment receiving the new appliance and warranty slip
  • Allow members into their units and advise the office of any charges
  • When required, get keys cut, replace mailbox and unit locks at the member’s expense notifying the office of this action
  • Paint interior common areas and units when there are move outs/move ins

  • Changing lights inside and out
  • Adjusting timers for lights when seasons change
  • Clean eavestroughs
  • Clean air filters and vents in hallways
  • Help members with electrical such as installing ceiling
