Maintenance Worker – Lakeshore Gardens Co-op – Deadline Mar 31st
Lakeshore Gardens Co-operative Homes is seeking a full-time Maintenance Worker. The position is 35 hours per week including occasional evening, weekend and emergency work.
The maintenance worker is a support person to the co-op manager. The board of directors expects all of the co-op’s staff members to develop positive public relations. The co-op manager may at times require the maintenance worker to perform other tasks which fall within the framework of this job description. The maintenance worker will keep complete confidentiality about members and other staff.
• Preventative and routine maintenance
▸ carry out preventative and routine maintenance according to schedules and work orders. This includes the fire alarm system, electrical system, mechanical systems, garbage compactor, sump pumps, generator, drains, doors, locks and general care of the physical plant
▸ maintain all co-op tools and equipment
▸ work with the manager to prepare and revise maintenance schedules.
▸ respond to work orders and make repairs that involve plumbing, carpentry, locks, painting, drywall and windows
▸ advise the manager when there is need of specialized tradespeople
▸ let tradespeople into units and other areas and supervise completion of the work
▸ inform the manager of work that is needed
▸ repair co-op tools and equipment.
• Materials and supplies
▸ purchase supplies approved by the manager
▸ pick up or take delivery of maintenance supplies
▸ receive shipments and check packing slips
▸ restock inventory
▸ check and maintain inventory records.
▸ create and maintain unit and common area maintenance files
▸ work with the co-op manager to get quotes on minor maintenance repairs
▸ carry out move-out/in and other inspections as needed (with the Maintenance Committee, if there is one)
▸ follow emergency procedures when emergencies occur
▸ respond to emergency calls
▸ assist in training on-call volunteers in building systems and on-call procedures
▸ move appliances and other equipment
▸ accompany meter readers
▸ assist in the training and supervision of new, temporary or permanent staff
